Radon is the 2nd leading cause of lung cancer in the US. Make sure you and your family are protected.
Mold & Indoor Air Quality Testing - $300
Many homes have poor indoor air quality caused by mold, allergens, bacteria and other pollutants. Usually these exposures do not present a health risk, but when exposure is significant enough, some individuals can experience serious illnesses.
(W) Drinking Water Testing - $130
Private water supplies are not regulated by the EPA, however it does recommend an annual water test, at a minimum, for bacteria, pH, Total Dissolved Solids and Nitrate.

Septic Evaluation - $300
Septic system inspections should be performed on an annual basis to ensure proper function. The septic tank is the most expensive household fixture and its lifespan will be shortened significantly if it is not maintained.
Thermal Imaging - $100
Thermal Imaging can find hot or cold spots, leaks or moisture in your home caused by potentially unseen defects. When buying your dream house, make sure it doesn’t have hidden headaches with an infrared thermal image home inspection.

Our licensed home inspectors will walk through your home with you and teach you as much as you want to learn. We strictly follow the Standards of Practice for home inspectors established by InterNACHI, the leading home inspection association and the Standards of Practice as set forth by the State of Pennsylvania.

After we walk through the home together, we will explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed sooner rather than later. We will also mention the items that you will want to keep an eye on for deferred maintenance. All of this will be detailed in our easy-to-read Spectora report, that will be delivered in HTML and/or PDF format. From that report, you will be able to see the items we discussed, with images for reference.

Our job is to make sure you understand all aspects of the inspection process, and we do not stop there. Should you have any questions or concerns after the report, you are encouraged to give us a call.
